Call and survey

Free

On the first call we ask five questions: building type, area, address, desired dates and budget envelope. Then we visit — measuring with a laser level and taking photographs.

The brief

Free

We write one document that fixes everything: which room is for what, how many people live there, what style, and what you do not want. That document is what protects us both later.

Concept and visualisation

20% deposit

We produce two or three layout options and settle on one. Then comes visualisation — you see the space before work begins, while a change still costs nothing.

Construction and control

To schedule

The works run to programme. Every Friday you receive a photo report: what was completed, what was spent, and next week's plan. Concealed work is recorded by certificate.

Final 15%

We draw up a snagging list and clear every item before handover, not after. The final payment falls due only when the list is clean.

Warranty

Free

The warranty on the works runs two years. One call and we come back. For building services we bring in the same fitters who installed them.

Rules we do not bend

These are contract terms, not promises made over the phone.

One contract

All three disciplines in one document. There is no "that was not our crew".

Open-book estimate

You see every line with its material brand and price. The mark-up is agreed in advance.

Friday photo report

A weekly report: what was done, what was spent, next week's plan.

Changes in writing only

Every change is recorded with its price and programme impact — then it is carried out.

Concealed work by certificate

Whatever disappears behind a wall is photographed and certified before it is closed up.

Two-year warranty

Two years on the works. On materials, the manufacturer's warranty, with the paperwork.

Frequently asked questions

Can I commission the design alone?

Yes. We produce the full documentation and you build with the crew of your choice. If you wish, we stay on as supervisor — the design fee plus 6%.

What happens if the budget moves?

The estimate is an appendix to the contract. Any change happens only with your written approval — we cost it, show you, and only then carry it out.

What are the consequences of a delay?

The contract sets liquidated damages per day of delay. The only exceptions are client-side delays and force majeure.

Can I manage it remotely, from another country?

Yes — a third of our clients do. Weekly photo reports, live video from site and an open budget file, with signatures handled remotely.

Do you buy the materials or do we?

Either works. With our supply you get a delivery guarantee and our trade discounts; buying yourself gives you full control. A mixed approach is common too.

Is designer supervision mandatory?

Technically no, practically yes. Without supervision we cannot warrant that the work as built matches the design.
